The Reserve Fund is money set aside for future repair and replacement costs. It's the money that is banked now and used for future capital expenditures like roof replacement, exterior painting and asphalt rejuvenation. A Reserve Fund Study is a complex analysis of the current amount available, the amount being funded yearly and the lifetime of the various reserve components. There are a number of assumptions made in the Reserve Study that are based on current knowledge, such as interest rates, inflation rates and approximate lifetime of a component.
